Run a Real CMA — Not a Shortcut
A Comparative Market Analysis is only as good as your comp selection. Use sold properties within the last 90 days, within a half-mile radius, with similar square footage, bedroom count, and condition. Avoid the temptation to cherry-pick high comps to impress the seller. Accurate pricing protects them and your reputation.
Adjust for Condition and Features
Two houses with identical square footage can have a $40,000 price difference based on updates, finishes, and condition. Develop a consistent adjustment methodology: kitchen remodel ($10–15K), updated bathrooms ($5–10K), new roof ($5–8K). Apply these consistently across comps so your pricing is defensible.
Know Your Market’s Absorption Rate
Absorption rate tells you how many months of inventory exist at the current sales pace. Under 3 months = seller’s market (price aggressively). 4–6 months = balanced market (price at market). Over 6 months = buyer’s market (price competitively or sit). This context shapes everything about your pricing strategy.
Price to the Search Bracket
Buyers search in round-number brackets: $400K–$450K, $450K–$500K. A home priced at $452,000 gets seen by buyers searching up to $500K but misses everyone searching $400K–$450K. Pricing at $449,000 captures both brackets. Small price differences can mean dramatically different exposure.
Set Expectations Around Showing Activity
Tell your seller upfront: in a normal market, a well-priced home generates showing requests within the first week and offers within 2–3 weeks. If neither happens, the price is the message. Build in a pre-agreed price reduction trigger so you’re not having that conversation from a position of weakness later.
